Real estate lawyer in Serbia
Buying an apartment, a plot with unclear ownership, expropriation or restitution of seized property. For three decades we have made sure that the property you buy, build or defend is legally clean.
Buying property in Serbia
Property is usually the largest asset a family or company owns, and paperwork problems tend to surface only after the money has been paid. Encumbrances in the cadastre, differences between the registered and the actual state of a building, undivided inheritance shares or a building without an occupancy permit can turn a good purchase into a dispute that lasts for years.
Before you sign, we review the title deed and registration history, mortgages and annotations, the legalisation status of the building and the authority of the people signing. We draft the purchase agreement so that payment follows the registration of your ownership, not the other way round.
Foreign buyers
Foreign individuals and companies can acquire property in Serbia, subject to the rules that apply to their country and to the type of property. We explain the requirements in English and handle the whole process with the notary and the cadastre.
Restitution and expropriation
We represent former owners and their heirs in restitution proceedings and in disputes that follow. When land is expropriated, the owner is entitled to compensation that reflects its market value, and we help owners obtain it, by agreement or in court.
Frequently asked questions
Can a foreigner buy property in Serbia?
In many cases, yes. The rules depend on the buyer's country and on the type of property. We check what applies to you before you commit to a purchase.
Do I need a lawyer if a notary certifies the contract?
A notary certifies the form of the contract and the identity of the parties, but does not represent your interests. A lawyer checks the risks before you sign and drafts the contract to protect you.
Can you act for me if I am not in Serbia?
Yes. With a power of attorney we can handle most of the process on your behalf and keep you informed in English.
It all starts with a conversation.
Tell us briefly what it is about. We will get back to you and arrange a time, at our office or online.
